Property Management Fees in Brisbane 2026: What Investors Actually Pay

By Roxanne Alterio · Place Estate Agents

What are typical property management fees in Brisbane in 2026?

Property management fees in Brisbane typically range from 7% to 12% of weekly rent, with most full-service agencies charging between 8% and 10%. These percentages are exclusive of GST. For a property renting at $700 per week, a 9% management fee equates to $63 per week or approximately $3,276 per year, before additional charges.

What does the management fee cover?

The base management fee covers day-to-day management of your tenancy, which includes collecting rent, paying outgoings from the rent account, disbursing funds to you on a monthly or fortnightly basis, handling routine tenant enquiries and coordinating routine maintenance. Most agents also include preparation of monthly owner statements and end-of-financial-year statements in the base fee.
